Every year around this time, I hear from homeowners who open their mail, look at their new property tax assessment, and think…
“Is this really what my house is worth?”

In Colorado, property values for tax purposes aren’t based on what homes are selling for today. They’re based on market data from an earlier period and then applied for two years at a time. That means your current tax bill may be tied to a market that no longer looks quite the same.
So it’s normal to feel confused, especially if you’ve been watching homes in your neighborhood sell for very different prices.
Many homeowners don’t realize that they’re allowed to question their assessment. And even fewer know where to start.
Sometimes the value is right. Sometimes it isn’t. The only way to know is to look a little closer.
That usually starts with simple questions:
Does this number reflect what homes like mine are actually selling for?
Does it account for my home’s condition, layout, or location?
Would a buyer really pay this amount in today’s market?
If the answer feels uncertain, it may be worth taking another look.
